Ownership
Property Ownership and Common Areas
LISI DAO is offered as a single acquisition, bringing all 15 titled units, both buildings and the associated land together under one ownership structure.
Rather than assembling a property through separate apartment purchases, a buyer can assess the entire site as one asset and plan how its buildings, terraces, parking and shared spaces could support its intended operations.
For an institutional owner, this provides a single point of control over the property, subject to registered rights, applicable law and any relevant technical or regulatory requirements.
The result is a more straightforward starting point for planning security, access, internal layouts and shared facilities across the site.

Building status
Building Status and Interior Specifications

Both buildings have completed structural and exterior works, including facades, glazing and roofs. Lifts, the pool shell and common circulation areas are also built. Inside the units, however, the property remains in a shell-conditioned state, locally referred to as green frame.
The interiors have concrete floors, unplastered or partly plastered walls, no internal partitions and no completed internal services fit-out.
For an institutional buyer, this creates scope to plan internal layouts, electrical and data infrastructure, security systems and finishes around the intended use, rather than adapting a fully finished residential interior.
The required fit-out remains the buyer’s responsibility and is not included in the asking price. The scope of existing installations and any additional works should be confirmed through technical due diligence.
Possibilities
Potential Institutional Uses
LISI DAO is currently registered for residential use. This provides a starting point for evaluating accommodation-led concepts, including diplomatic housing, student and faculty residences, staff accommodation and longer-term stays.
Uses involving medical services, teaching facilities or hotel-style operations may require a change of use, planning approval, sector-specific licensing or other authorisations. Requirements will depend on the proposed operating model and must be confirmed with the relevant authorities.

Asking Price and Valuation
The entire LISI DAO property is offered at USD 5,500,000, including 18% VAT. An independent valuation assessed the property at USD 6,010,000, including VAT, as of 16 April 2026. The asking price is USD 510,000, or approximately 8.5%, below the valuation.
The valuation reflects the property’s current condition, including shell-finish interiors, and does not assume a future use or projected operating income. VAT treatment depends on the transaction structure and the buyer’s circumstances. Independent tax and legal advice is recommended before proceeding.
